About the process
In most cases we can complete within 1 to 4 weeks of you accepting our offer. If you have a specific deadline (repossession date, move date, or anything else), tell us upfront and we'll work around it. If you need more time, that's completely fine too.
Yes, completely free with no obligation. We'll never charge you for an offer. If it doesn't work for you, we'll shake hands and there are no hard feelings.
Once you're happy with the offer, we instruct solicitors. We cover your legal fees, so there's nothing for you to arrange or pay. We'll keep you updated at every stage. Completion usually follows within 1 to 2 weeks.
Yes. We don't reduce our offers at the last minute. The price we agree is the price we work to. In rare cases, if something significant comes to light that we genuinely couldn't have known about, we'd have an open conversation with you. But we'd never use that as a tactic to renegotiate.
Yes. Circumstances change, and we work with that. Just let us know if you need to shift the completion date and we'll make it happen.
About our offer
We look at comparable sales in your area, the condition of the property, and the current market. We provide speed and certainty, which is why the offer is below full market value. We'll explain how we arrived at the figure and you can talk it through with us.
None at all. We cover your legal fees and there are no estate agent commissions, admin charges, or survey fees. The figure we offer is the figure you receive.
We'll recommend a solicitor we know is fast and reliable, and we'll cover their fees. You can use your own solicitor if you prefer, but you'd cover their fees independently in that case.
About your property
Yes. We buy properties as-is. Fire damage, structural issues, damp, subsidence, cosmetic problems. We factor condition into our offer instead of turning you away. Most estate agents can't place properties in very poor condition, which is why sellers come to us.
We're based in Bedfordshire and know the Beds, Herts and Bucks market well. We buy across England and Wales, so wherever your property is, get in touch.
That's normal. Your solicitor will use the sale proceeds to repay the mortgage and you'll get the remaining balance. It doesn't slow the process down.
Yes. We handle tenanted properties regularly. Whether you want to keep good tenants or walk away from difficult ones, we can work with it. We'll discuss the details with you.
Yes. We buy probate properties regularly. We understand the process takes time and we'll work at the pace the estate allows.
