Tell us about your property

Fill in our short form on the contact page, or just give us a call. We'll ask you a few basic questions: the property address, your situation, and what timescale you're hoping for. This takes around two minutes and there's no commitment at this stage.

We research and make you an offer

Once we have the details, we'll look at the property, comparable sales in the area, and the condition as best we can assess it. We'll then come back to you with a genuine cash offer, typically within 24 hours.

We'll talk you through the offer on the phone. We'll explain how we arrived at the figure, answer any questions you have, and give you all the time you need to think it over. There's no pressure to decide there and then.

How we calculate offers: We base our offers on the open market value, adjusted for condition, location and the speed and certainty we're providing. We'll always explain our reasoning.

Accept the offer and we handle the rest

Once you're happy with the offer, we instruct solicitors on both sides. We cover your legal fees, so you don't need to arrange or pay for anything. We'll keep you informed throughout the conveyancing process.

We may arrange a brief visit to the property at this stage, but we'll always work around your schedule and keep disruption to an absolute minimum.

If something significant and genuinely unexpected comes up during the process (like a major structural issue we couldn't have known about), we'd always talk to you about it openly rather than just changing the number. But that's rare, and we'd never use it as a negotiation tactic.
